Good advice Michael. I’d also look at who the other investors are in addition to the Crowdfund source. Most of these projects are often crowdfunding a smaller portion to invest alongside a larger investor. Do your due diligence on that investor–is there an arms length relationship with the sponsor? What other projects have they invested in and what has been their success?
It’s not realistic to perform the same level of due diligence as say, Blackstone, but you can piggyback off of the due diligence the larger institutional players are making.
